Investment banks fund or source development, refinancing and acquisition capital for nearly all property types. They target both opportunistic and short- to mid-term investment in conventional and special-use projects, and also in the firms that develop, own and operate those assets. In contrast, pension funds and life insurance companies are more risk averse and for the most part target traditional income property. They have longer investment horizons. Both source expertise and capacity outside their organizations to perform work including project and corporate leadership, transactions support and asset management.
